The B4R strategy is applicable in any markets that has, but not limited to, the following traits:

  • ​You can get a loan to value ratio of at least 60% to 75%
  • You are confident the team you work with (lawyers or solicitor) are professional and trustworthy to make sure your ownership cannot be compromised. And also, the rule of law is strong and protects your interests as an investor.
  • ​You will not be penalised for owning multiple properties (such as higher taxation for owning more properties)
  • ​You must make sure you are always cash flow positive wherever you invest in. In short, this means you are cash flow positive (net rental yield > debt servicing).

These criteria filter down to a few countries you can potentially invest successfully in, and UK is one of them.

While the process is simpler with a USD 100K capital, the course also covers alternative strategies for the capital range of USD 25K−99K. You will learn to raise money through safe leverage and joint ventures to reduce your capital outlay to a minimum.

About The Speakers

Jeffrey is a veteran in the financial industry, with 23 years of experience. He has been an equity research analyst for 3 years, covering Chinese companies listed in SGX, and HK listed companies in the consumer industry. 

He has has a stint in the corporate banking industry for 5 years, covering real estate syndication and technology companies. Notable projects that he has done is the debt issuance of CapitaMall Asia. 

For 15 years, he has served in the investment advisory function in wealth management, covering private equity, hedge funds, unit trusts, bonds, equities and forex. On his own, he has a portfolio of eight investment properties; two in Singapore, two in London, one in Birmingham, one in Manchester, one in Brisbane and one in Melbourne, In joint ventures, he has another one in London, one in Glasgow, one in Birmingham. 

The total value of his property portfolio in gross assets is SGD 9 million. Jeffrey is also a Chartered Financial Analyst (SFA) and a Chartered Alternative Investment Analyst (CAIA).

Josh is based in the Midlands, UK and studied Civil Engineering before moving into physical asset management and management consultancy for over 10 years. He bought his first investment property in 2009 whilst studying at Loughborough University. From then on he has continued to build an impressive buy to let property portfolio of over 25 units predominantly across the East and West Midlands as well as North West of the UK. 

Josh has sourced over £12M worth of properties for clients based predominantly overseas, providing a ‘handsfree’ portfolio building service with over 100 transactions under his belt. He specialises in finding below market value and off market buy to let investment properties, Houses of Multiple Occupancy and Multi Unit Freehold Blocks in areas of high growth potential across the UK. 

Josh has developed extensive knowledge of the UK property market and built strong relationships with investors, agents and tradespeople across the UK. He is now able to leverage his network to provide his clients with access to trusted teams on the ground in the UK to source, develop and manage positive cash flowing properties
